- Income verification
- A defined minimum household income as a multiple of monthly rent. Documentation through pay stubs, offer letter, or equivalent. Criteria disclosed in the application packet in accordance with Fair Housing guidelines. Contact us for a copy prior to application.
- Credit and background
- Credit and background check as part of the screening process. Criteria disclosed in the application packet in accordance with Fair Housing guidelines. Contact us for a copy prior to application.
- Rental history
- Verification with prior landlords over a defined lookback window. Late payments, damage, and early lease termination considered.
- Identification
- Government-issued photo ID required for all adult applicants.
- Criminal history
- Reviewed individually per Vitality's published policy. Not an automatic disqualifier. Criteria disclosed in the application packet in accordance with Fair Housing guidelines. Contact us for a copy prior to application.
- Conditional approvals
- Where an applicant is close to but does not fully meet criteria, conditional approval with an additional deposit may be offered. Criteria disclosed in the application packet in accordance with Fair Housing guidelines. Contact us for a copy prior to application.

Cost Disclosures
Rent estimate
Good-faith estimate of monthly rent for the property you are applying to. Confirmed in your application documents.
Fixed non-rent expenses
Security deposit, application fee, and any fixed move-in costs. Confirmed in writing before an application fee is charged.
Use-based expenses
Pet rent, utilities, or other use-based expenses that may apply. Disclosed per lease in your application packet.
Availability date
When the unit is scheduled to be available to move in. Listed on the specific property record.
Eligibility criteria
Published in full on the qualification criteria section. Applied consistently to every applicant.
Refund process
How and when application fees are recoverable in the event the application is not processed. Disclosed in the application packet in accordance with Utah Fit Premises Act requirements.
Utah Fit Premises Act Compliance
Vitality provides required written disclosures before accepting any application fee or payment in relation to a unit, including good-faith rent estimates, fixed and use-based expense types, availability date, eligibility criteria, and the process to recover money paid. Exact values are listed per property on the application itself.

How do you screen tenants?+
We run a thorough background check that includes credit history, criminal record, eviction history, and income verification. We look for tenants who earn at least 3x the monthly rent and have a positive rental history. Our goal is to find qualified, long-term tenants who respect your property.
How quickly do you respond to maintenance requests?+
We guarantee a 24-hour response time for all maintenance requests — including emergencies. Because we have our own licensed construction crew, we can often have someone on-site the same day for urgent issues.
How do I get started?+
Browse current openings in the Find a Rental section. Review the qualification criteria, gather the documents listed in Apply, and start a per-property application — one application per address you want to lease.
Can I switch property managers to Vitality if I already have tenants?+
Yes. Mid-lease transitions are common and we make the process smooth for both owners and current tenants. We'll review your existing lease agreements, introduce ourselves to tenants professionally, and assume all management responsibilities with minimal disruption.
What makes Vitality Management different from other property managers?+
We are the contractor. Most property managers call outside vendors and mark up the cost. Vitality runs its own in-house construction crew, which means faster repairs, lower costs, and no middlemen — just direct, construction-backed property management.
